Premier Hotel Corporation adding Comfort Suites in Jacksonville, FL to portfolio

ATLANTA ? Seeking to increase its presence in the Jacksonville, FL, market, Premier Hotel Corp. (PHC) is developing a 100-room Comfort Suites on the Atlantic Boulevard Corridor. PHC principals William D. Bowen and William B. Weatherford will own the property, and Premier will manage the property and serve as general contractor.

Construction began in April, and a December opening is planned, which will allow the property to attract guests attending the Super Bowl, which is scheduled for Feb. 6, 2005, at ALLTEL Stadium in Jacksonville. Project architect is Habitat Architectural of Charlotte, NC.

This project marks the first venture between Weatherford and Choice Hotels International, where Weatherford served as a senior executive from xxxx.

"In my 13 years at Choice, I watched this brand mature and position itself as the strongest brand in the Choice family. Return on investment has typically been very strong for this brand, and Choice provides one of the strongest field support programs in the industry, which adds measureable value to the franchise," explains Weatherford, who is Premier?s president and chief operating officer.

The four-story hotel will be one of the first new-generation prototypes designed for Comfort Suites and will include an outdoor pool, meeting room, fitness center and a large continental breakfast area. All guestrooms will feature king or double queen beds, living area, 27-inch TVs, free high-speed Internet access, marble bath vanities and 9-foot ceilings.

Comfort Suites attracts both corporate and leisure travelers, which is perfect for the Jacksonville market, which has a 50-50 ratio of business and leisure demand.

"We like the fact that Choice has worked hard through product design and re-imaging to position this brand extension in the upper mid-market tier," Weatherford says. "This provides high average daily rates while still controlling development costs."

The Comfort Suites in Jacksonville is the third property co-owned by Bowen and Weatherford.

"We are aggressively pursuing acquisitions of other assets that would complement our current portfolio of extended-stay, full-service and limited-service properties," Weatherford says. "We are working with an investment banker to assist in developing larger equity and debt sources to accelerate our acquisition activity."

In addition to owning and managing its own properties, Premier, which has 26 hotels in its portfolio, provides property management, asset management and development services throughout the United States and Canada.

The Comfort Suites, which will employ approximately 20 people when open, is located next to Premier's newly opened Suburban Lodge-Atlantic, an extended-stay hotel.
